Expanding your first dream home into your new dream home

Who in the world can afford a brand new home? If you can, consider it an absolute privilege in this market that has seen home prices go completely off the scales of reality. As prices never drop without a collapse, we will be more likely to invest in the improvement of our current homes than in buying new ones.

However, shopping for a new home can open your mind to new technology amenities you would like to add or improvements you would like to make at your current address. This is one market where not buying impulsively is easy. Some of these updates can give you access to rebates from a home improvement fund I will tell you about later.

Most people who do not have one quickly add an in-ground or above-ground plunge pool to the list of desired comforts at home. What an upgrade that would be. Right now, you can picture yourself enjoying it peacefully or in full party mode with family and friends. However, the family party might be best when separated from your rowdy bunch of associates.

There are many pool options available, and most custom installations are very pricey. The standard types come in limited shapes, sizes and types of construction materials. As soon as I think of a pool, I think of the maintenance. Choosing between fresh, salt or chemical-based water systems will make a big difference in long-term costs and efforts in upkeep. A certain type of pool pump is one product that could qualify for the fund I mentioned.  

An additional structure, such as a small home or shed, can create versatile spaces for office, crafting, home business, additional room for young or old family members or a fitness/yoga studio. Depending on how you build it, the tiny home could meet all the above possibilities.

Since you are investing in your current home, take this time to decrease your monthly utilities bill with smart upgrades. Adding solar power is the hottest topic for modernising a residence. The solar panels, batteries and inverters can all qualify for rebate funding from the government plan.

A ceiling fan can change interior summer temps by -3c and when reversed, +3c in winter. Air conditioners, induction cook tops, home power monitoring systems and a host of other items can qualify you for the Household Energy Upgrade Fund. You should read up on it and be sure you meet the criteria for approval.

I think we can agree that our government does not frequently give us money, and yet they see this investment of $1 billion as saving money. The reason is that the expansion of power grid infrastructure is far greater than that amount. This is a great opportunity for us to capitalise on, but do not delay. Ensure your products are approved and installed by approved technicians according to the fund instructions.

When the money is spent, the fund will close. Plan accurately, and move quickly. Knock-Knock. Who’s there? A government tax distributor? I’ve never heard of one.
