Affordable prices and diverse property types The market for real estate in Malaysia provides different options, from apartments and condos to landed properties. Oftentimes, they are more affordable compared to its neighbouring countries. Nevertheless, it has seen steady but slow appreciation in value. Government incentives for foreign investors There is a possibility that you can own a property given its minimum purchase price threshold set by the state. This makes it more accessible to foreigners in comparison to many other Asian markets. In fact, foreigners can easily settle and invest due to its many programmes that suit them. However, the eligibility requirements have tightened recently due to many changes. Growth potential in the tourism sector The demand for short-term rentals and serviced apartments have been supported by tourism in the country. This is particularly the case in Kuala Lumpur, Penang, and Johor Bahru. There is also solid yield rentals in locations close to tourist hotspots or business hubs, particularly for well-furnished properties like the Vista Amani. Stability of the economy and the market The property market of the country has faced challenges in recent years because of the oversupply in most areas. Although this can mean attractive prices to some, it may also limit the immediate appreciation potential. Nevertheless, long-term investment prospects are supported by the steady economic growth and urbanisation. High potential for rental yield There is still high demand in rental for popular locations within the country due to the market players like expats, professionals, and tourists alike. The high-demand areas that often yield returns of 4-6% are condominiums. Requirements for potential real estate investors Understand the foreign ownership rules It is important to note that property ownership for foreigners is favourable in the country. However, every state has its own minimum price threshold for foreign buyers. This should be around RM 1 million in major states, such as Penang, Selangor, and Kuala Lumpur. Some states also have specific restrictions on property types, while others require the property to be in a designated foreigner-friendly zone. Types of properties available to foreigners You can buy freehold properties, while some are available for leasehold. If you are going for the long-term investment, you may consider the freehold properties. On the other hand, there are leasehold properties that may come at a lower price but depreciate as the lease term decreases. Budget and financing options availability The minimum budget requirement is at least RM 1 million in major states as the threshold for foreign buyers. Some Malaysian banks provide financing to foreign investors, but they may come at higher down payment at 30-40%. Likewise, this may come with more restrictions compared to local financing.
