The Essential Guide to Planning a Safe Home Electrical Renovation

An electrical remodel can be as simple as running new Romex outlets and lights in some additional rooms, or it can be as complex as updating and installing full breakers, new home runs, or just about anything in between. It all depends on what you need when the work is done. The more labor and parts, the more cost, but a sound, safe, and reliable electrical system price is always worth it.

Audit the switchboard before you add a single circuit

Many renovation projects kick off with a wish list: a shiny new kitchen, a swanky home office, a bathroom overhaul. What they seldom begin with is a good, hard look at the switchboard. And that’s a real problem because this is where every new circuit request is sent to be approved – or run into trouble.

Most older homes have a switchboard on the wall that’s ready to retire. It was set up to handle a fraction of today’s load. Electric vehicle chargers, high-draw appliances, reverse-cycle air conditioning, induction cooktops – none of this was on the original spec sheet. If the board can’t support modern RCDs (residual current devices), the switchboard has to be replaced before any other work can begin.

Replacing a switchboard isn’t just a question of power and prioritizing circuits – though it is both of those things. It’s also a matter of keeping you and your family safe. RCDs will cut power within milliseconds of a fault occurring. That’s the timeframe between a tripped circuit and a house fire. If your current board doesn’t include RCDs on every circuit, you need to look no further for the best place to start.

Verify credentials before the walls close

The wiring rules that govern electrical installations set a clear technical standard that licensed contractors are required to follow. The work itself isn’t optional to license, and neither is the paperwork that follows. A Certificate of Electrical Safety should be issued after any licensed electrical work – it’s the document that confirms the installation was inspected and meets the required standard.

Not only is this necessary for insurance, but it can also save you big headaches when you sell the place. An insurance company can legally avoid paying a claim if it’s discovered that unlicensed electrical work is the root of the problem. Meanwhile, property settlements have been known to fall over due to some questionable contractor DIY coming to light.

If someone professes to be licensed but can’t show you one or claims “you won’t need permits for this job”, don’t hesitate to give them the boot. Plan your outlets before the framing goes in

A significant portion of those fires start with overloaded circuits – circuits that were never planned for the actual demand placed on them.

Separate your circuits. It matters more than it sounds.

One good rule to include in your renovation is circuit separation – specifically lighting and power on separate circuits. An appliance that trips the breaker on a shared circuit can also turn out the lights. Which is not only strenuous but, in a stairwell or bathroom, a safety risk.

Separated lighting circuits also means faster, easier fault-finding down the line. An appliance fault doesn’t mean the lights go out. The fault is immediately contained, and the person poking around to fix it can see what they’re doing.

While the walls are open, also check the earthing’s still good. Structural renovations can disturb previously perfect earth connections and you don’t want to find out there’s a problem the hard way. Any decent contractor will do this as a matter of course – but still it’s worth asking the question.

Don’t forget hardwired smoke alarms

Smoke alarms are frequently overlooked. They shouldn’t be. Battery-operated units stop working when the battery dies or is removed. Hardwired units with battery backup don’t have that issue – and in many areas, those units are required whenever electrical is being altered.

A renovation is the least disruptive time to do the hardwiring for them: the walls are already open. Do it later and you’re hacking into finalized surfaces.
