The Natural Disasters You Should Plan Around When Building A Property

There are a lot of factors to take into account when building a property on a piece of land, such as ensuring that the ground is cleared, the soil provides a solid foundation, and that you have enough space to meet your building needs. However, you should also be aware of the potential natural disasters in any given area. Without the right preparation, these can cause extensive damage, resulting in very costly repairs and major disruption to your daily life. Here, we’re going to look at some of the disasters you can be mindful of and what you can do to mitigate them.

Flooding

One of the most common disasters affecting homes all over the world. Whether it’s due to local topography that gets the worst of heavy rainfall, overflowing rivers, or building on the coast, it’s important to consulta the local flood maps. Elevating the property’s finished floor level above expected flood heights can help a lot, and flood-resistant materials can help you better seal the home against water ingress. Proper site grading and drainage systems can be vital for draining water away after the fact, too.

Severe Storms

Heavy storms, hurricanes, cyclones, and strong winds can cause a lot of damage, whether it’s due to debris flying through the air or the stress being put on the structure, especially the roof, of the home. If storms are a frequent concern in your area, then installing features like impact-resistant windows and reinforced roofing systems can make sure that your home meets the local wind-rating requirements. You should also avoid large overhangs in your property design.

Bushfires

Wildfires of all sorts can pose a significant threat in rural and semi-rural areas. Bushfires in hot and dry seasons can move extremely fast and can destroy homes in minutes. As such, it’s important to work with bushfire consultants in your area to assess your own risk. Controlling the vegetation on your land to keep it a safe distance from the home can help, but investing in building materials like non-combustible roofing, cladding, and decking can offer your home greater protection. Modern engineering techniques allow homes to better absorb and distribute seismic forces, while heavier fixtures or equipment on the property should be securely anchored to prevent them from moving, which can cause injury or property damage. 

Always take the time to get to know what kind of natural disasters might hit your home, be it storms, flooding, fires, or otherwise. They can be built to withstand them; you just need to be aware before the construction begins.

Beyond the big four above, here are some additional things worth factoring into the conversation early.

  • Talk to your neighbours and the local community before you finalise your design. People who’ve lived in an area for years often have knowledge about local flood behaviour, wind patterns, or fire risk that won’t show up in any official document. “The creek at the bottom of that field has flooded four times in the last decade” is the kind of information you want before you pour a foundation.
  • Check what your building insurance will and won’t cover. Some natural disaster risks, flooding in particular, are excluded from standard policies or require separate add-on cover. Knowing this at the build stage means you can factor ongoing insurance costs into your financial planning rather than discovering them later.
  • Build in more drainage than you think you need. Good drainage is one of those things that seems excessive until there’s a prolonged heavy rain event and you’re extremely glad it’s there. This is particularly true in areas that are being developed for the first time, where the natural drainage capacity of the land may change with construction.
  • Document everything as you build. The decisions made about flood proofing, roofing specification, or seismic anchoring during construction are easy to forget by the time the house is finished and life has moved on. Keeping a record, including photographs and specifications, is useful for insurance claims, future renovations, and anyone who buys the property from you down the line.

The key criteria are materials that don’t absorb water, resist corrosion, and won’t degrade when submerged for a period. Concrete, brick, and treated timber fare better than untreated timber, standard drywall, and materials with porous surfaces. Flood-resistant insulation, waterproof flooring, and raised electrical installations are also part of the picture. A structural engineer or specialist consultant with experience in flood-resistant construction in your specific location will be able to advise on what’s most appropriate for the flood type (rising groundwater is different from fast-moving floodwater) and the specific materials available to you.

Yes, though the options and costs vary depending on the property’s existing construction and what needs to be addressed. For flood resilience, flood barriers, airbrick covers, non-return valves, and sump pumps can all reduce the impact of flooding on an existing property. For fire resilience, replacing combustible cladding, clearing vegetation to a safe distance, and installing ember guards in roof vents are all retrofittable improvements. For storm resilience, upgrading roofing fixings and replacing standard windows with impact-resistant ones are achievable in existing builds. Earthquake retrofitting is the most complex and expensive to do retrospectively, which is why it’s particularly important to design for it from the outset where seismic risk is relevant.

Do I need a specialist consultant or can a standard architect or builder advise on natural disaster resilience?

It depends on the complexity of the risk and the regulatory requirements in your area. For common risks like flooding, an experienced architect or structural engineer will generally have sufficient knowledge to incorporate appropriate measures. For higher-risk situations, particularly bushfire-prone land in Australia, where a Bushfire Attack Level (BAL) rating must be assessed by a qualified consultant, or in regions with significant seismic risk, a specialist assessment is typically required or strongly advisable. These consultants bring current, location-specific knowledge that a generalist architect or builder simply won’t have in the same depth.
