Tips for Finding the Right Property for Sale in Antigua Posted on October 27, 2026 By Becky Nobody buys a house in Antigua badly on purpose. It happens because the interesting questions and the expensive questions are never the same. You will remember the view. You will not remember to ask if the ownership of your house can still be challenged, and only one of those two can lose you the house. Here are eight tips to help you avoid costly mistakes and make an informed decision. Get the Stamp Duty Rate in Writing Foreign buyers need a Non-Citizen Land Holding License, and the duty payable on it is not a figure everyone agrees on. The 2020 Act sets the duty at 7 percent of market value for a freehold, with different rates applying depending on the lease term. Plenty of advisory sites still quote a flat 5 percent. On a US$2 million villa, those two numbers are US$40,000 apart. So before you start going through Antigua homes for sale with a budget in your head, have your attorney confirm the applicable rate in writing. Find out Whether the Project is Government-Approved Only relevant if citizenship is part of your plan, but ask it in the first conversation rather than the fifth. Antigua does grant citizenship through property investment. The purchase must be in a government-approved project, and since August 2024 the minimum has been a flat US$300,000. A resale property does not automatically qualify; eligibility depends on the property’s approval status and whether the transaction meets the program’s requirements. The standard holding period is five years, so confirm the applicable resale and transfer rules before committing. Ask How Big the Cistern Is Antigua is water-scarce, and houses here collect rainwater. Cistern capacity is a survey item rather than a quirk of local architecture. Ask the size, the roof catchment area, whether there is a pump and filtration, and how often the current owners have paid for trucked water. A pool and a garden change all of those answers, and they change most in the dry season. Walk the Boundary Before You Sign A register search is not the whole picture. Some rights and interests may affect a property even when they are not recorded in the register, including certain rights of way and easements. Buyers should also investigate outstanding property taxes, long-term occupation, and any existing tenancy or rental arrangements. None of that arrives in an email. Someone has to walk the perimeter and ask who is there, and if you cannot do it yourself, send someone who will. Ask Where the Public Path Onto the Beach Comes Out If the listing says beachfront, it is probably accurate. Ask your attorney to confirm the legal status of the foreshore and any restrictions affecting your ownership or use of the beachfront property. The Physical Planning Act also provides for at least one public landward access to every beach on the island. None of which is a reason to avoid beachfront. It is a reason to ask where that access runs before you picture the terrace as entirely private. Do Not Assume the Deed Lets You Stay Owning a house in Antigua does not make you a resident. This surprises more buyers than anything else on this list. The length of stay permitted depends on your entry authorization. Visitors may be granted permission to stay for up to six months, while extensions are subject to approval and the applicable rules. If your plan involves long stretches on the island, look into the Nomad Digital Residence visa or a residence permit, and look before you rearrange your year around the house rather than after. If You Plan to Let It, Ask Who Holds the Tourism License If you plan to rent the property to holiday guests, check which tourism licensing, registration, and tax requirements apply to your accommodation. So don’t forget to ask whether the development runs a management arrangement or whether you are appointing someone yourself, and ask what occupancy has actually been rather than what the brochure projects. Before buying, ask a local tax adviser to explain the taxes that may apply to rental income and a future property sale, including any Land Value Appreciation Tax. Factor these potential costs into your investment calculations from the outset. Start the Paperwork Before You Negotiate The license application requires supporting documents and can take several months to process. Ask your attorney for a document checklist and begin assembling the paperwork while you are still viewing properties. Avoid agreeing to a completion date that depends on unusually fast license approval. Conclusion Remember, a house should be a decision, not a gamble. Reading this far is the easy half. The useful half is working through the list while you are still looking, before an offer makes every answer more expensive and before you talk yourself into a house that was never going to work.
