Modify Or Move? Which Option Is Best?

Many of us reach a point in our lives when we have to choose between moving and making changes to our existing homes. Data from Aviva suggests that almost 7 million UK homeowners plan to revamp their homes in 2025/2026. In recent years, renovating has become more popular, but it may not always be the best option. In this guide, we’ll discuss the pros and cons of modifying versus moving to help you decide what’s best for your family.

Modifying your home

One of the main reasons people think about moving is running out of usable living space. Our homes have evolved from bases to sleep, eat and spend time with family to multifunctional dwellings used for working, studying, exercising, enjoying hobbies and socialising. Using your home for a variety of purposes can make it feel as though there isn’t enough space or the space doesn’t work effectively. In addition, many people explore moving house due to their family growing. If you’ve welcomed new additions or you’re thinking about caring for elderly parents, for example, you may need more room. 

There are many ways to modify your home to create more space or design more versatile and functional areas. These include extending the property, adding a conservatory, orangery or garden room, converting the loft or basement and adjusting the layout of your house. 

Extending is a fantastic option if you need more room and you have sufficient space at the back or side of your plot. Depending on where you live, your budget and planning permission, you may be able to add a single or double-storey extension. This will give you scope to add extra rooms or expand existing areas, such as kitchens and master bedrooms. Adding a structure to the rear of the house or putting a garden room in the outdoor space offer alternatives. Garden rooms have become very popular since the shift towards working from home during the pandemic. They provide quiet, functional spaces away from the hustle and bustle of the main house. 

If you have an attic or basement, it’s a great idea to explore the possibility of converting it to create an extra bedroom, an office, an exercise, art or music studio, a playroom or teenage den or a guest suite. Calculating an estimated loft conversion cost can help you determine whether it’s a savvy investment. Studies show that renovations like a loft conversion can add up to 25% of the property value, but your profit margin will depend heavily on how much you spend and market conditions when you sell. It’s wise to get an idea of how much value you could add before you decide how much to spend on the project. If you have a set budget in mind, this will help you regulate spending and maximise gains when you sell. 

Extending and converting lofts and basements are substantial projects, which are likely to cost thousands of pounds. If you’re looking for options that will enhance functionality and improve flow without breaking the bank, adjusting the layout may work for you. Increasingly, buyers search for properties with open-plan living spaces because they cater to our modern lifestyles better. If you have an older house with more rooms, it may be possible to knock down walls or create archways to open up areas and maximise usable space. This is a particularly popular choice for those looking to enjoy a larger kitchen. 

Modifying your home is an excellent idea if you love the house, it’s in your preferred location and it’s viable to turn the property into a home that works for you. If you’re open to living in different areas, you’ve fallen out of love with the house, or it’s not possible to do the work you need to do to design a home that meets your needs, moving may be a better option.

Moving house often triggers a mixture of emotions. It’s exciting to view properties and start a new chapter, but it can also be scary, sad and unnerving. There are lots of reasons why people move, from new jobs, relationship breakdowns and needing more or less space to exploring new opportunities and finding a home that works better for their lifestyle or needs. Relocating can be an upheaval, but it can also be life-changing in a really positive way. 

If you’re at a crossroads and you don’t know whether to move or modify your home, it’s important to weigh up the pros and cons of each route and consider your current living arrangements and how you feel about the property and location. If you love your home and you’re only considering moving due to a lack of space, there may be solutions that mean you don’t have to relocate. If you’re interested in other areas, you prefer other styles of properties, or moving would give you more space or work better for work or your kids, it’s worth seeing what’s available. 

When you start a property search, it’s beneficial to outline your priorities and think about what matters most to you. Is location key, or would you be willing to stray from your first choice area to get a bigger house, more bedrooms, countryside views, a larger garden or shorter commutes? Are you desperate for a certain style of home, or are you open to ideas as long as the property is within easy reach of work, other family members, transport links or good schools? Researching the local market, visiting different villages, towns and cities, browsing listings and contacting local estate agents will give you an idea of what you can afford in different locations and help you compare properties. 

Cost is often a barrier when planning renovations, but it’s important to remember that moving can also be expensive. In addition to buying a property, you’ll need to factor in legal fees, stamp duty and the cost of hiring a removals company. If you’re in a chain, there may also be additional expenses, such as finding somewhere to live if there’s a gap between selling your home and getting the keys to your new house. 

Many of us reach a point where we have to choose between modifying our homes and moving. If you’re in this position, the best thing to do is explore both options and weigh up the advantages and disadvantages based on your budget, your needs and preferences and how you feel about your current home.
